Toad Hall is a luxury barn conversion set in idyllic, private grounds, with a large enclosed garden and uninterrupted views of the Wenlock Edge. A sweeping paved patio surrounds the property, ideal for alfresco dining or meetings.

A beautiful property perfect for meeting or relaxing in a singularly un-spoilt location.

Toad Hall has been renovated by skilled master-craftsmen, using the best traditional techniques. Special features include superb brick and timber walls, a solid oak staircase and extensive use of traditional oak floors and doors. There is a modern fitted kitchen complete with a range cooker, and a very large dining/sitting room which opens out to a private patio and garden with views of the Wenlock Edge.

The Rogan Room is the dining/sitting room which is very spacious and can seat:

  • Up to 12 for meetings (board room style)
  • Up to 28 for dining

There are six bedrooms, all of which are en-suite, which can sleep:

  • 6 for Single Occupancy
  • Or: 11 for Twin Occupancy

5 of the bedrooms can be either twins or 6ft doubles, with the 6th bedroom being most suitable for single occupancy.

Toad Hall – Property Features

The Bedrooms (x6)

Toad Hall offers extensive accommodation in six beautifully appointed en-suite bedrooms, each with its own colour scheme, as well as oak doors, floors and skirting.

The beds are all 6ft doubles or 3ft twins, with the flexibility to have either doubles or twins in any room to accommodate your group in the most comfortable layout.

All bedrooms have a hairdryer and a TV equipped with Freeview. The TVs in the David and Alice bedrooms also have a built-in DVD player.

The rooms are named after tractors that were used on the estate when it used to be a farm.

First Floor

On the first floor are four bedrooms with wonderfully airy high ceilings:

John: can be a 6ft double or twin bedroom and has an en-suite shower room.

Henry: can be a 6ft double or twin bedroom and has an en-suite shower room plus a wonderful view of the Wenlock Edge from the window.

William: can be a 6ft double or twin bedroom and has an en-suite shower room. It is a lovely light room featuring a long window with idyllic views out towards the local Norman church.

David: ideally a single occupancy room which can be set up either as a 6ft double or with 3ft twin beds. It has an en-suite shower room and a view out towards the church.

Ground Floor

There are two bedrooms on the ground floor:

Alice: can be a 6ft double or twin bedroom and has an en-suite bathroom. It has a brick and timber feature wall and a door opening out to the courtyard.

Muriel: can be a 6ft double or twin bedroom and has an en-suite shower room.

The Bathrooms (x7)

With regard to bathrooms, this really is a property designed with convenience in mind! In addition to the six en-suite bathrooms (five with showers and one with a bath), Toad Hall has additional separate shower/toilet facilities on the ground floor. These facilities are ideal if you are holding a meeting in the large dining room.

The Reception Rooms

Toad Hall has an enormous dining/sitting room which, with traditional oak floors and over 55m2 (600 square feet) of space, is a magnificent room.

It can be used for large dinners (seating up to 28 by prior arrangement) or for meetings. The solid wood dining table, with leather dining chairs seating 14 people, looks out over the private, enclosed courtyard, which has a water feature and is beautifully lit in the evenings and shown off to great effect by the enormous French windows.

The sitting area is very comfortable with a leather sofa and a large flat screen TV, complete with Freeview and DVD player. There is also a radio/CD player with iPod dock. From this area you can walk out to the patio and garden.

Toad Hall’s modern, fully equipped kitchen is ideal for self catering, complete with a large electric range cooker, microwave, large fridge, separate freezer, dishwasher and a washer/dryer.


Toad Hall’s garden is completely enclosed and private, ideal for a meeting or to simply sit and relax in whilst taking in the views. 

  • On the patio is a barbeque (please bring your own charcoal) and garden furniture, perfect for al fresco dining.
  • There is a very large, shared, on-site games room on the estate and a huge playing field, both of which are just a short stroll from The Manor House.
  • The plunge pool (open April to October) is a short walk from Toad Hall, situated next to Pendennis (another of our properties), and is shared by guests of all our properties. It is 7m x 4m in size and is covered and heated, with a changing room next to it.
  • Parking is easy at Toad Hall. There is plenty of space with secure private parking for up to 10 cars and additional parking
